“12th & Forest” is a design-forward, mixed-use, neighborhood redevelopment plan with new construction affordable housing, historic preservation, commercial and green space elements.  Across five structures, the project consists of four ‘sub-projects’:
   1. The Danish Brotherhood Hall,  2. Lysander Row ,  3. Lombard Row  and 4. The Rosa.



In an effort to engage the area’s past while balancing its present needs, the 12th & Forest redevelopment plan builds upon neighborhood’s latent potential while working diligently towards its brightest future.

The Former Danish Brotherhood Hall #227 is a planned, mixed-use adaptive reuse project, converting a historic social hall into a new community event space.

The Lysander is a 4-unit for-sale building, with quality finishes and a generous backyard, designed to promote resident ownership & equity.  Construction commencment expected Q3, 2026.

Lombard Row consists of a pair of two-story rental rowhomes, designed to meet the needs of young families and anchored by a green alley.  20% of units will be affordable at 80% AMI.

The Rosa





4 Stories | 30 Units + Commercial Space
Studios, 1-Bedrooms, 3-Bedrooms

The Rosa is a 30-unit, four story, mixed-use building with rental apartments overtop 5,475SF of ground floor commercial, with a lush pedestrian plaza. 20% of units are affordable set-aside at the 80% AMI income level.
